Offices, small shops & end-of-lease, Brisbane

Small commercial & office painting

Office wall touch-ups, reception areas, small shops and end-of-lease work — maintenance-scale painting, not large repainting contracts.

A small shopfront reception area part-way through being repainted

Small business premises have the same problem as small residential jobs: the work is too small for the companies that chase commercial contracts, but it still has to be done properly because customers see it.

A reception wall that has been scuffed by a decade of bags and chairs, a tenancy that needs handing back in condition, a single office being repurposed — these are contained jobs, and they are what TFS takes on. Large commercial repainting contracts are not.

What is covered

  • Reception and waiting areas
  • Individual offices and meeting rooms
  • Small retail and shopfront interiors
  • Corridor and high-traffic wall touch-ups
  • Doors, frames and trims in commercial premises
  • End-of-lease make-good touch-ups

Working around a business

  1. Out of hours where needed

Reception and retail areas can often be done outside trading hours so you are not painting around customers.

  2. Contained and tidy

Work areas sectioned off and cleaned down daily — important when staff or customers are in the building.

  3. Low-odour products where appropriate

Relevant in occupied offices, particularly in smaller rooms without much ventilation.

  4. Scoped to the make-good

For end-of-lease work, the brief is usually a specific clause in your lease. Send it through and Tony will price to it.

Common questions

Common questions

Do you take on large commercial repainting contracts?
No. This service is deliberately maintenance-scale — offices, small shops and touch-up work. Large multi-site or whole-building contracts are not what TFS is set up for.
Can you work outside business hours?
For most small commercial jobs, yes. It is worth raising early so it can be scheduled properly.
We need a make-good before handing back a tenancy. Can you help?
If it is painting and patch work, yes. Send the make-good clause and some photos.
